Unregistered Land

Just a quick query. As part of some work being undertaken in relation to unregistered land I am trying to establish the rights that may be accrued by different people and in different scenarios.

Accoriding to the Land REgistration Act 2002 it states that "where a squatter applies to be the first proprietor of unregistered land the law and procedure remains esstentially unaltered. A squatter can apply for first registration of the land normally after 12 years has expired." This would be subject to the Limitations Act 1980. Having cross refrenced the Limitations Act I am uncertain as to the current situation in relation to unregistered land and the rights of 1. a squatter and the owner of the unregistered land.

Could you help to shed some light on the issue please.
