proof of value?

greenspun.com : LUSENET : Repossession : One Thread

I am in dispute with the Royal Bank of Scotland, rearding the shortfall claim they are making.I have information from the local estate agent they used,(price and desciption etc)but only four weeks later they sold the property at auction for far less. However only eight months before I had a valuation by a lender for a remortgage, stating the house would provide security for a mortgage for £10,000 more than it was sold for. Is this document any use to me? Thanks

Glen,

I'm no expert, but it sounds useful to me. It might be a good idea to go to some other local estate agents and get them to give you prices for other similar properties in the area at the time. Make sure you read all the repo site info, particularly the "Do's and Dont's" and "Unfairness as a defence". Go to your local MP too, this will also help the e-petition I've just put online (there is a technical problem with the www.Petition-them.com site at the momment, should be fixed soon,I hope).Good Luck.

Mark.
