Hi, I would like some help, and thanks in advance. I am thinking of building a 24x32 shed/garage/kitchen. Roughly it will be on a cemet floor, stick built with 2x4's and 2x6's, shingle roof, and vinyl sidining. There will be a small attic with walk up stairs, 4 windows, 3 walkin doors and 1 garage door. Do not include plumbing and electric, as that is a separate price in this case. Just curious as to sq. foot prices you may think this should cost. THANKS, ddt

At 24x32 you are basically looking at a small house.

Look under Garages in the yellow pages of your nearest large city (or do an Internet search) for Bullock Garage Builders. Ask them what they would charge to put up a garage as you described. It will give you a ballpark figure. They will have a profit built into their figure, but then they buy lumber cheaper also. They do not do interior finishing, such as insulation and drywall.

However, consider for not much more you could have a second floor put in, providing about 768 square feet of potential living space, such as quest quarters. If you do this option, remember any plumbing in the slab required.

Construction cost varys by area but $60-70/sq foot is pretty normal. You might be down a bit since your going with a cement floor.

Around here--50-55$ sq ft. Sounds great though for canning. Could be finished later for a mother in law abode.

What you're describing is what we call a garage. Pole barns are larger and usually have metal roofing/siding. Garages are built for about $40-50 sqft.+ windows and door.

A recent Carter Lumber ad lists a 24X32 garage package kit with shingle roof and vinyl siding for about $3800. If you have the ability to build it yourself, or find a carpenter looking for a side job you may be able to put up the shell quite cheaply. The concrete should cost about 2000 to have poured. The additional windows and doors shouldn't cost more than 1000 unless you get fancy. The only problem w/ a package like this is that there isn't really any attic space because of the truss roof.

Yes, but... I don't see why one couldn't build the walls which come with the kit, then buy extra material to build a second wall say four feet high on top of that wall, then use the trusses. From the outside it should just look like a taller building.

Yup, you could do that, or simply draw up a sketch (on a napkin is often good enough) of what you want and most "real" lumberyards can come up with a materials list and price.
