92 acres of recreation and safe-haven located in the heart of Ritchie Co, West Virginia.

Situated on McFarland Creek, this farmland, which has been in our family since 1879, offers year round creek flow, underground springs, caves and free natural gas. Property is surrounded on three sides by WESTVACO, with thousands of acres open to public hunting. To the West, a 2700 acre State Game Reserve.

We are seeking an investor to aid us in property improvements (upgrade of road, drilling a water well, laying natural gas lines and electric) to create a safe, self-reliant retreat. Investment will be secured by a long term lease of a private 100ft x 200ft lot; creek and bottom land frontage, including rights of egress and regress.

Let me see if I understand this correctly. You want someone to make a major financial investment in your property and in return you will be gracious enough to lease them less than one-half acre. Doesn't sound like much of a deal to me.

This is just selling off lots of the old homestead, but instead of selling, they offer a lease, right?

Typical land deal, only they get it back after a while.

Laying ELECTRIC lines would most certainly make the SELF RELIANT part bullshouts. Are you selling this 92 acres, or leasing it or whats the deal? Are you looking for someone to do all the work and you get the rewards? What does the investor get in return, other than the "use of 100 X 200 feet" of 92 acres and some decent hunting kick-backs? Are you letting this investor build anything on that little chunk, like a hunting cabin... is this especially for hunters, if so, this should be more clear in your post. Are you really trying to establish a self- reliant community? If so, lot size probabally needs to be bigger as folks would have a tough time producing much viable self reliant items (food) on that small of a tract.. Although I have done it on smaller, at least largely lived off it anyway. This should be more evident in your post, if this is your aim. Is this offer open to 1 inverstor or 184 investors (92 acres worth)? Please reply- I amm simply having trouble understanding what this post was aimed at, because, as it stands, it can largely be interpreted as someone trying to "rent" people a bum deal. And I stand FIRMLY by ELECTRIC makes this "self reliant" part not true... either go solar, or wind, or dont go anything.

I was the first to respond to this post. Since then I have had email from them and what the posters want to do is something simular we had thought of while trying to prepare for Y2K. We tried to get people to join in with us to set up a safe haven for the future. We were going to divide up part of the farm into five acre plots. The people that joined in with us would build their own houses and it would be a community of like minded people. The difference is the people that joined us would own their five acres by making payments, here Bill and Betty would be giving a long term lease for the money. Well ours didn't work because people are just not into that much work and don't give Bill and Bettys idea even that much of a chance. For twenty thousand dollars people are going to expect realestate. free amd clear. Or a morgage against the whole farm. Like the fact that someone is trying to think of a way to make their plan work just don't think this is the plan. Best of luck David

David is right, I am familar with that part of WV, the whole acreage is only worth 68,000 max, why would anybody want to pay 20,000 and just have a lease???
