My husband and I own 5 acres by Fort Garland, I don't know if this is what you are looking for as far as size or the fact that it is a unimproved lot (no well, electric, septic, etc.) It does sit in the San Luis Valley which has a large aquifer under it and electric was supposed to be possible a couple of years ago. Due to money problems we need to sell it. When we bought it about 5 1/2 years ago there were no building codes, but I don't know if that has changed or not. We are wanting $3000 for it.
