Deed Holders Reposession Rights

Aprroximately six years ago we sold a house on a "Land Contract", it has been a nightmare from the word go. They missed payments, bounced checks, did not pay the taxes, etc. We had finally had enough and came to a mutual agreement that they would simply sign the title back over. We had our attorney check on liens against the house and low and behold there is approximately $14,000.00 against the title. We would like to Reposess/Foreclose, but do not want to have to sell the property any suggestions/options you might suggest would be greatly apperciated.
