Anyone had success with 12 year rule?

I've been looking into when the 12 years starts. Bristol & West v Bartlett indicates it is from the point at which the mortgagee defaults, rather than the date of repossession. Has anyone used this successfully? Regarding my shortfall - this makes a difference. I defaulted on the mortgage over 12 years ago, but the house was repossessed just over 11 months ago.
